Where We Live Matters

Where we live matters — the way our house is situated in relation to our neighbors, the way the rooms flow together, the way the light comes in through the windows in the morning— all these things impact our quality of life. Different times in our lives invite different housing opportunities—a low-maintenance starter home while nascent careers are all-consuming; a spacious home with a big yard when the kids are young; a downtown condo after they’ve all flown the nest—wherever you are in life, we are your partners on the road to home.

Buying a home that fits you involves a process of self-discovery. How do you envision this stage of your life journey?

Your Journey Home

Prepare

Before you fall in love with your dream home, take an honest look at what you can afford. If you have a financial advisor, this is a good time to connect with them about your plans. After you’ve established a baseline, give us a call.

Prioritize

Once that you’ve established your budget, begin thinking about your priorities. Every home purchase requires some compromises. Begin thinking about the things that are essential to you and prioritize them.

To Get Started, Here Are a Few Questions To Ask Yourself:

You know the adage: Location, location, location. But what do you care most about in location?

  • Proximity to parks?

  • A walkable neighborhood with restaurants and shops close by?

  • Privacy and seclusion?

  • A big backyard?

  • How far are you willing to commute?

Before you commit to a neighborhood, test run your commute. Have dinner at a local restaurant. Check out the grocery store and gym. In short, try on your potential new neighborhood for size and make sure it’s a fit.

Once you’ve established the neighborhood, then start thinking about the house.

  • Are you looking for something move-in ready, or do you want to do some updates? Do you want a historic home or new construction?

  • Are there any specific functions that you’re looking for in a home—a home office, a workshop, a music studio?

  • Is a garage essential?

  • Do you need a particular arrangement of bedrooms? Owner’s suite up or down?

  • Are you looking for a rental/income producing option within this property?

Tackling this many questions at once can be overwhelming, but that’s what we’re here for—to help you define the parameters for your home search, and find the one that fits you best.

Success Stories

Story 1: The Off Market Property

It’s all about who you know.

In a highly competitive market like Nashville, there are often multiple qualified buyers competing for the same properties. Our client wanted something special, something that stood out from the crowd. And we knew just the builder for them. We reached out to the builder prior to completion and secured a statement home for our client and avoided the drama of a multiple-offer situation.

Story 2: It’s like Choreography

A home to sell and a home to buy—simultaneously.

Having to sell your current home in order to buy the next adds a layer of complication to the already stressful home-buying process, and sellers in a competitive market like Nashville often won’t take the risk.

Our clients first put the work in to their home—packing, painting, landscaping. Once it was ready to go “live” at a moment’s notice, we began a “whisper” campaign for their home, and went looking for the new one.

And we found it! Initially, the listing agent would not consider a contract with a home sale contingency. But we stayed in regular communication as we listed their home and received multiple offers. Armed with a solid contract and a back-up offer, we presented our offer to the seller with terms we knew were important to them. After some deliberation, they agreed to take the risk and accepted our clients’ offer.
